News Release August 2, 2017

SURREY, BC – Sales activity remained strong in July, despite month-over-month decreases for each of the three major residential property types. This was the sixth strongest July historically for the Fraser Valley Real Estate Board.

The Fraser Valley Real Estate Board processed 1,937 sales of all property types on its Multiple Listing Service® (MLS®) in July, a decrease of 1.3 per cent compared to the 1,962 sales in July of last year, and a 24.7 per cent decrease compared to the 2,571 sales in June 2017.

Of the 1,937 sales processed last month, 447 were townhouses and 544 were apartments. This is the twelfth consecutive month attached sales have outpaced detached sales in the region.

“Even though activity has eased off for the summer we’re continuing to see the same trends we’ve seen all year. Namely, strong demand for attached-style homes and slight but steady increases in pricing," said Gopal Sahota, Board President.

Last month the total active inventory for the Fraser Valley was 5,970 listings. Active inventory decreased by 0.7 per cent year-over-year, and increased 8.8 per cent when compared to June 2017.

The Board received 3,301 new listings in July, a 2.3 per cent increase from July 2016, and a 11 per cent decrease compared to June 2017’s 3,707 new listings.

"Thankfully we’re continuing to see greater amounts of inventory come on to the market, with homes that are priced effectively still selling fast and encountering multiple offer situations,” continued Sahota.

“If you’re looking to buy, you’ll be in the best position to do so if you know what you want and can make a decision quickly. Talk to a REALTOR® to help you get where you need to be.”

For the Fraser Valley region, the average number of days to sell a single family detached home in July 2017 was 24 days, compared to 18 days in July 2016.

'Dear Joanne, I want to thank you for your outstanding work in helping me to not only sell my house during a very flat real estate market but also helping me to obtain a very reasonable price. From the time that I listed my property; you paid attention to detail; you were always professional, remarkably efficient and conducted yourself with integrity. Your knowledge, respect and enthusiasm impressed me!

You have always taken the time needed to get to know me and always made sure you were at the property for every showing so a woman of your word. I really appreciated this.

Joanne, you are a diamond in your industry and I have already recommended you as a  #1 reputable realtor in South Surrey area; one who has the skills to get the job done. You meet and exceed every expectation in this regard.

I wish you all of the very best.  Warmly, D. Ratz, South Surrey

"We have now settled into the home of our dreams following a longer than usual journey of five years in the crazy west coast real estate market with our chosen realtor, Joanne Taylor.

Why such a long time?  For 50 years we had lived on our lovely property in a very beautiful area, but in 2012 we decided to plunge into the market, make a profit and downsize our property.  We are not impulsive people so after a few low offers we decided we may have made a mistake and when our contract with Joanne ran out we reluctantly told her that we were going to cool it for a while.  By this time Joanne had spent a lot of time with us and made the effort to understand our needs.  We became friends and she continued to keep in touch sending listings and showing us homes when we were interested.  She didn't try to talk us into re-listing but waited patiently until we were ready.

Finally, we re-listed at a much higher price, but we felt that psychologically we were now ready to sell.

Joanne kept us up to date on any new listings and handled the offers that came into us very professionally.  Her expert guidance was invaluable when we encountered some ups and downs along the way.

Joanne is a very patient person who takes the time and makes every effort to understand her clients' needs.  She keeps calm under pressure and reacts quickly when the situation requires it.  We have seen over these years that she has the talent to handle complicated situations and difficult people with sensitivity and finesse.  We don't hesitate to recommend her to friends and relatives.      -Mr. & Mrs. Langton

Dear Joanne, We can’t thank you enough for everything you’ve done for us. You were pleasant and wonderful from the moment we met you and everything you did was with great professionalism and pride.  We will definitely stay in touch and we will have no hesitation at all recommending you to our family and friends. Thank you again for finding us our wonderful home!                                               -Doug, Antoinnette and Genna, South Surrey

"Joanne had great patience and understanding of our search for our new home. With her expertise, excellent advertising and open house dates, we had multiple offers and sold our house within one week. We highly recommend her as a Realtor."   -Larry and Lucille Lewis

"It has been such a pleasure to have Joanne as our realtor in the sale of our home.  She navigated through some difficult negotiations with skill, ingenuity, and professionalism. Throughout the process, she was always helpful and attentive to all our concerns and we really cannot think of anything that could have been handled better. Joanne obviously loves her job and works very hard for her clients. We will be using her services in finding a new home as well and we have no hesitation in enthusiastically recommending her to anyone who is considering buying or selling a home".  -Jean and Ian

"Dear Joanne:

We would like to extend our sincere THANK YOU for the wonderful service you provided with the listing of our White Rock condo!

We could not believe the amount of activity that our unit was receiving as others in the building sometimes went months without a showing. We had thirteen in two weeks! We realize that this was due to the exposure your listings receive on so many different websites!

The offer that we ended up going with required top notch negotiating skills and you certainly did a marvellous job for us. The honest way that you approached a potential special assessment and dealt with it within the offers was the work of a very seasoned pro. We loved your communication skills and keeping us in the loop in every aspect of negotiations.

In addition to all of this, you are a very nice person

We have been recommending you to everyone that we know in the area!!"

Jerry and Pat Wasylyk

"Joanne, you did a brilliant job listing our home. Your hard work & focus on detail plus the passion you have for your job shows.  I'm so happy with my choice and feel comfortable placing my home in your hands".                              -J. Kolysher

"Joanne is an outstanding Realtor.  She has assisted me with both the purchase and sale of property.  Both of these transactions involved some complexities that rendered them somewhat unusual and difficult, and Joanne dealt with the challenges professionally and capably.  I have bought and sold many properties over the past thirty years and have had a significant number of dealings with many Realtors.  Joanne is extremely knowledgeable and competent and consistently exceeds expectations.  She is diligent and hard-working.  I have no hesitation in recommending her to prospective clients."         -A. Graham, White Rock

"No amount of thanks would be sufficient for the highly professional guidance of my Realtor, Joanne Taylor.  Her calm, reassuring approach was much appreciated as was the speed and efficiency with which she brought the whole process of listing and selling my home to a successful end."    -Bill S.

“Our experience with Joanne is worth sharing.  She has been extremely reliable,  attentive, punctual and knowledgeable in the course of the sale of our home and purchase of our new residence.  Having had experience in real estate transactions for over 40 years we were pleased to find a responsible and trustworthy representative in our community. We could highly recommend Joanne to anyone looking for a dedicated  and sincere salesperson to sell or purchase real estate.”     -Bob and Jo-Ann Reimer

"My move from Surrey to White Rock was a difficult decision for me as I have lived here for 27 years.  I appreciated the way you really listened to my needs.  I didn't feel pressured or pushed into something I did not want  & you allowed me to make my own choices on what I wanted in a new home.  You worked with me when making the appropriate arrangements & you were always prompt & courteous to me, even though I made several phone calls to you. You put me at ease, & for that, I am truly grateful.

Thank you so much Joanne, for being what I feel, is the best realtor in town!"

 -Shirley A. Gardner

“My husband and I are so thankful that we chose Joanne to be our Realtor.  As seniors, we required a little more time to understand all the paperwork and procedures involved in selling our home.  Joanne is a delightful and caring young lady who spent countless hours making sure we were well informed and well cared for.  She has become a dear friend to us and we feel so fortunate to have met her.”     -J. Holmes

How is market value determined?

According to BC Assessments, when establishing the market value for a particular property, BC Assessment considers each property's unique characteristics. These are the same characteristics that a home purchaser would consider, including size, layout, shape, age, finish, quality, number of carports, garages, sundecks and condition of buildings. Services in the area, location, views and neighbourhood may also influence a property's market value.

Appraisers may enter a home to conduct property inspections, ensuring that the description and condition of a property is accurately reflected on the Property Assessment Notice. BC Assessment appraisers analyze all real estate sales in their area and develop common units of comparison and corresponding values. They review similarities and differences between properties to arrive at a uniform assessed value for a particular property.

Why are assessments based on market value?

Market value assessment is widely considered to be the fairest system for distributing the property tax burden.

In any tax area, properties of equal value contribute the same tax, while higher-value properties contribute more than those with lower values. Both assessors and taxpayers can readily check assessments by comparing recent sales and assessments of similar properties in the neighbourhood.

Why is there a difference between my property’s value on the Assessment Notice, the bank mortgage appraisal or the real estate assessment?

The real estate market is the single biggest influence on market values. Market forces vary from year to year and from property to property. The market value on an assessment notice may differ from that shown on a bank mortgage appraisal or a real estate appraisal because BC Assessment’s appraisal reflects the value as of July 1 of the previous year, while a private appraisal can be done at any time.

When reviewing the annual property assessment notice, property owners should check that it reasonably estimates what the property would have sold for on July 1 of the preceding year, and that it relates to the value of other properties in the neighbourhood.

Do taxes increase as a result of inspections?

Not necessarily. A property inspection may reveal previously unrecorded improvements or evidence of physical deterioration. This could lead to a change in the value of the property assessment.
Property taxes increase for three reasons:
• the tax authority raises the property tax rate to raise more revenue;
• Improvements increase the property’s value; or
• Improvements raise the value of a property in relation to most other properties in the jurisdiction.

Changes in classification or exemption status can also affect the value of property and subsequent taxes. For more information on tax relief and deferments, contact your local municipal office.
